The Listing Inspection

The listing inspection is best for sellers that are not sure about hidden or unknown defects within the home. They want the sale of their home to go smoothly. Nothing is more disheartening than to have the buyer’s home inspector come in and find numerous defects within the home that the seller may or may not have known about. Not only will this complicate the sale of the home, it could kill the deal completely. The seller is at a disadvantage when repairs must be made to close the deal. Sometimes it takes a week or two just to get some one lined up to do the work and then its usually not how much is it going to cost, but when can the work be done. Where if there is an inspection before the home goes on the market the seller can correct the problems on his own schedule. It will also give him time to take bids and get the best price. Selling a home is no easy task, selling a home with serious defects is almost impossible. Having a listing inspection is an excellent thing to do if you are selling the home yourself without the help of a realtor. For one thing it shows good faith. Buyers are very suspicious about homeowners trying to sell their own homes. Buyers love it when they come to see your home and you hand them a copy of the inspection report, as this can be a real ice melter. What you are basically saying is I have nothing to hide and if there is a problem I’m willing to fix it. The last thing you want while selling your home is surprises. There are no surprises when everyone has a copy of the inspection report. If you are listing with a realtor, the realtor will love the idea of the listing inspection, and will probably work harder to sell the home simply because he will know what he is selling. Quite often realtors will work hard to sell the home only to see the deal fall apart because the buyer’s inspector found numerous or serious defects within the home.

For a reasonable fee, usually about half of the inspection cost, we will meet at the seller’s home and do a walk through with the buyer, answering questions about the home and reviewing the report. It is usually best if the buyer pays for this service, then the inspector becomes his home inspector and it will also save him the cost of a complete home inspection. The whole idea is to make the buyer comfortable with the purchase of the home.
