Putting
a new home together is a complicated process. If the home builder
is not a detail type of person there can be numerous problems. There
is a home building boom going on here in western Wisconsin. I spoke
with a customer home builder recently. He told me he has 15 different
jobs going on in various stages of construction. This seems to be
the way it is. I asked him “How do you find enough sub-contractors
to do the work?”. He said that was his biggest problem, finding
enough subs that can do the work. When there is more work than sub-contractors
this can create a quality control problem. It takes over 20 different
sub-contractors to build a home. When you stop and think about the
builder that has 15 different jobs going on, in probably 15 different
locations with over 20 trades working on each house, it’s not surprising
that there are screw ups. The problems usually start where one sub-contractor
ends his work and another begins in the same area. Sometimes this
causes a lot of dissension on the job, especially if one sub-contractor
starts his work too soon and interferes with someone else’s work.
Some of the new home inspections that I have done, I have found
more defects in the newer homes, than in the older homes. Home builders,
much like realtors, would like for all home inspectors to catch
a slow boat to China. We want your home buying experience to be
a pleasant one. There is enough stress in just moving. Let us make
sure that your new home is everything that you want it to be.
Pre-Drywall
Inspection
This inspection is performed
before the drywall is installed. Due to the construction boom in
western Wisconsin many contractors are overbooked and under staffed.
It has been our experience that many things are overlooked or simply
considered not to be important before the drywall goes on, such
as blocking for towel bars, toilet paper holders, stair railings,
cabinets. County inspectors do not check for things like this. We
also check for inferior or damaged building components. We will
also check to be sure that the interior walls are straight.
Other
things to check for:
Venting for bath rooms, range and dryers.
Every room is checked for a heat source.
Plumbing, pipes in unheated spaces.
GFI protection within 6’ or water. Electrical panel wiring.
Foundation, for cracks, damage, proper backfilling.
Structural members, load bearing walls to the foundation.
Basement floor for cracks, irregularities
Attics, damaged trusses, ventilation.
Garage door operation.
Overall framing
Masonry work for proper installation.
Sub flooring, does the floor bounce or squeak.
Defects in windows, broken glass, etc.
We also inspect for compliance
of plans, specifications, and standards of practice. We will also
meet with the builder to review the inspection report..
